I have nervous knots in my belly and a cashier's check big enough to buy a black-market baby.  Must be closing day.

If you are buying that black-market baby, please do have the inspection before handing over the check. My cousin's BFF bought a black-market baby that had rabies AND termites. True fact!

I believe that like cars, black-market babies lose a lot of value as soon as you drag them off the lot screaming by their scraggly little arms.

I'd stick to the house, it will in theory appreciate over time :)
